The City of London Corporation’s Planning and Transportation Committee yesterday (8 October) approved the practice’s proposals for Tenter House in Moorfields.
The building for developer Metropolitan Properties (City) will create 28,071m2 of office space along with 735m2 of retail on the ground and first floors.
Office occupiers will benefit from six roof terraces and four internal winter gardens. New Union Street will be upgraded under the scheme.
More than 30 objections were made by local people, with grounds including loss of light and privacy, and impact on the built environment.
But planning officers said the design ‘responds to the changed architectural context of the building’s immediate surroundings since the construction of the existing building’.
They added: ‘The design incorporates a generous amount of greening. The impact on City Point Plaza in terms of appearance and sunlight/daylight factors is acceptable and the improvement and upgrading of New Union Street is welcomed.

’The development would not have adverse impacts either on local or longer-distance views or on the settings of nearby listed buildings and conservation areas.’
The proposal was approved subject to conditions, which included the developer producing a transport management plan every year.
Planning and Transportation Committee chairman Chris Hayward said: ‘This development fits in well with the City’s ambitious future growth.
‘Its retail offering, six roof terraces and four internal winter gardens demonstrate the new class of office space in the pipeline for the City’s evolving workforce, now the youngest in England.’
